Before you touch anything: find the water

This is the step people skip, and skipping it guarantees the mold comes back. Mold is a symptom — it grows because something stayed wet. If you clean the growth and the material gets wet again, you are back where you started within weeks.

Common sources, roughly in order of how often they turn out to be the answer: foundation seepage, a plumbing or appliance leak, condensation from indoor humidity running above 60%, a roof or ice-dam leak, and a bathroom or dryer fan venting into an attic instead of outside. Find yours before you buy a single cleaning product.

Can you remove black mold yourself?

Sometimes. The widely used threshold is about 10 square feet — roughly a 3-by-3-foot patch. Under that, on a hard non-porous surface, with the water source found and fixed, and with nobody in the household who has asthma, a respiratory condition, or a compromised immune system, DIY is reasonable.

Call a professional if any of the following apply, because these are the situations where doing it yourself makes it worse rather than better:

  • The affected area is larger than about 10 square feet
  • The growth is inside wall cavities, under flooring, or in the HVAC system
  • The water came from sewage, flooding, or any contaminated source
  • Someone in the home has asthma, allergies, a respiratory condition, or is immunocompromised

Why bleach is the wrong tool

This is the most common and most costly mistake, so it is worth understanding the mechanism rather than just the rule.

Household bleach is roughly 90% water. On a porous material like drywall or wood, the chlorine stays on the surface and evaporates, while the water soaks in — delivering moisture to the colony you were trying to kill. The visible staining lifts, which makes it look like it worked. The growth continues inside the material and reappears, often within weeks.

On hard non-porous surfaces — tile, glass, sealed countertops, bathtubs — bleach does kill surface mold and is fine to use. That is a cleaning task. The moment the material is porous, the only reliable answer is removing it.

Never mix bleach with ammonia or with any product containing it — the reaction produces chloramine gas, which is genuinely dangerous. Many household cleaners contain ammonia without saying so prominently.

Step by step, for a small DIY job

  1. Fix the water source. Everything below is wasted otherwise.
  2. Protect yourself. N95 respirator at minimum, gloves, and eye protection that seals. A cloth or surgical mask does not filter spores.
  3. Seal the area. Close doors, tape plastic over doorways and vents, and put a box fan in a window blowing outward. You want air leaving the room, not circulating into the rest of the house.
  4. Turn off the HVAC. Running it while you work distributes spores through every room the system serves.
  5. Mist the surface lightly before you touch it. Damp growth releases far fewer spores than dry growth when disturbed. This one step makes more difference than any product choice.
  6. Remove porous material rather than cleaning it. Cut drywall back at least 12 inches past the visible edge — growth extends further inside the cavity than it shows on the surface. Bag it immediately, seal the bag, and take it straight outside.
  7. Clean hard surfaces with detergent, vinegar, or peroxide. Scrub, wipe, repeat.
  8. Dry it completely. Fans and a dehumidifier until the material reads dry. This is not optional — residual dampness restarts the whole thing.
  9. HEPA vacuum the area and everything around it. A standard vacuum passes spores straight through the filter and back into the room.
  10. Watch it for a month. Regrowth means you missed the water source, not that you cleaned badly.

What not to do

  • Do not sand or wire-brush dry mold. This aerosolizes an enormous spore load. If abrasion is needed, professionals do it under containment with negative air for exactly this reason.
  • Do not paint over it. Mold-resistant paint prevents growth on a clean surface. Over live growth it traps the problem and buys a few months.
  • Do not just run an air purifier and hope. It captures airborne spores; it does nothing to the colony in the wall.
  • Do not use a normal vacuum. Standard filters pass spores through and redistribute them.
  • Do not fog or "bomb" the room. These products do not penetrate material and leave the colony intact under a treated surface.

The technique is not more sophisticated — it is more controlled. Sealed containment around the work zone, HEPA air scrubbers running under negative pressure so air flows into the containment and never out of it, full PPE, deliberate removal that suppresses spore release, bagging material out through the containment rather than carrying it through the house, HEPA cleaning of everything that stays, and independent clearance testing to confirm the result.

That last item is the real difference. A DIY job ends when it looks clean. A professional job ends when a third-party air sample says indoor spore levels are at or below outdoor levels.
