Mold testing means collecting air or surface samples and having an accredited lab identify what is growing and at what concentration, measured against an outdoor control sample. It answers "what is it and how much" — not "where is it," which is what an inspection answers. In Rochester, testing runs $300 to $700 depending on the number of samples.
What testing tells you, and what it does not
This is where most money gets wasted, so it is worth being blunt. Testing does not find mold. It measures mold. If you can see growth on your basement wall, a test confirms that the growth on your basement wall is mold — which you already knew — and costs you several hundred dollars to learn it.
Testing is genuinely valuable in four situations: when someone has symptoms and no visible source has been found, when you need the species identified because a health decision depends on it, when a landlord, buyer, insurer, or attorney requires documentation, and after remediation to confirm the space is actually clear.
That last one is not optional in our view. Post-remediation clearance testing is the only thing that separates "we finished" from "it worked."
Air sampling vs. surface sampling
Air sampling draws a measured volume of air through a spore trap and counts what it captures. It is how you assess whether the air in a space is contaminated, and it is always run alongside an outdoor control sample taken the same day — because outdoor spore counts vary enormously by season and weather, an indoor number in isolation is meaningless. A result is interpreted as indoor relative to outdoor, not against a fixed threshold.
Surface sampling — tape lift, swab, or bulk material — identifies what is growing on a specific spot. It is the right tool when you need to know whether a stain is mold and what species, and it is cheaper per sample than air testing.
Most testing scopes combine them: surface samples to identify the growth, air samples to establish whether it has affected the air people are breathing.
What an air-quality test actually measures
The lab reports spore counts by genus, expressed as spores per cubic meter of air. Certain genera are treated as markers: elevated Stachybotrys or Chaetomium indicates water-damaged material with sustained wetness, while Aspergillus and Penicillium at high indoor-to-outdoor ratios point to an indoor amplification source.
What the report will not give you is a health verdict. There is no established exposure threshold at which mold becomes dangerous for everyone, because individual sensitivity varies widely. A lab report tells you what is present and in what quantity. What that means for a specific person is a question for their physician.
Independent clearance testing after remediation
When we remediate, we recommend clearance testing performed by a third party rather than by us. That is deliberate. A remediation company grading its own homework has an obvious conflict, and an independent result is worth more to you, to an insurer, and to a future buyer.
Clearance testing compares post-work indoor samples against an outdoor control. Passing means indoor spore levels are at or below outdoor levels with no unusual marker species present. If it does not pass, the containment goes back up and the area gets reworked — that is what the test is for.
