How the estimate is built
The starting point is job size, because contaminated square footage is the single biggest driver of what remediation costs. That base range is then adjusted for where the mold is — a crawl space costs more per square foot than an open basement because every stage takes longer in restricted access — and for mold type, since black mold requires additional containment and a slower removal technique.
The last question carries the most weight for a reason. An unfixed water source is not a detail; it is the difference between work that holds and work you buy twice. Where the source is still active we add an allowance for correcting it, because a quote that leaves it out is not cheaper — it is incomplete.

What the calculator cannot tell you
It cannot see inside your walls. The most common reason a real quote lands above a calculator estimate is that opening the wall reveals more affected material than was visible — which is normal, because growth extends further inside a cavity than it shows on the surface.

It cannot account for what is behind a wall until someone opens it, which is why the output is a range rather than a quote. Our on-site assessment is free and produces a firm written price.
Why does the water source change the price so much?
Because remediation without moisture correction fails. If the water is still active, correcting it is part of the job rather than an optional extra — typically $500 to $2,500 — and skipping it means paying for the whole remediation a second time within months.
Does the estimate include rebuilding what is removed?
No. This calculator covers remediation only — removing the mold and the contaminated material and confirming the space is clear. Putting back drywall, insulation, flooring, and trim is a separate scope, often handled by a separate contractor.
Why is black mold more expensive?
The premium of roughly 25 to 40 percent pays for full containment on every job regardless of size, respiratory protection, and slower controlled removal that suppresses spore release. There is also usually more material to remove, because black mold needs prolonged saturation and the wet zone is larger than the visible growth.
