Five things we hold to
We find the water before we touch the mold
Mold is a symptom — something stayed wet. Remove the growth without correcting the source and it returns, usually within weeks. Every job starts with moisture mapping and identifying where the water is coming from, and if we cannot fix it ourselves we tell you exactly what has to happen so the work holds.
We work to the S520 standard, not to whatever is fastest
Sealed containment, HEPA negative air, physical removal of mold-damaged porous material, antimicrobial treatment of what stays, and detailed cleaning before the containment comes down. Spraying a biocide on visible growth and encapsulating over it is cheaper and it does not work.
We prove it worked, independently
Post-remediation clearance testing by a third party, not by us. Indoor spore levels compared against an outdoor control sample. If it does not pass, the containment goes back up and the area gets reworked — which is the entire point of testing rather than asserting.
We price in writing, before we start
A written scope with the affected area, the materials coming out, whether moisture correction is included, and whether clearance testing is included. That is what makes a quote comparable to anyone else’s, and it is why we publish price ranges on every service page rather than saying "call for pricing".
We tell you when the answer is no
A meaningful share of the calls we take do not need remediation. Bathroom mildew is a cleaning job. Humidity-driven growth in a finished basement is often a dehumidifier. Sending someone away with a $15 recommendation costs us a job and is the correct answer.
Why we only do mold
Most companies that will remediate your mold also do asbestos, radon, lead, fire damage, duct cleaning, and general restoration. There is nothing wrong with that — it is a sensible way to run a restoration business, because the work is lumpy and diversifying smooths it out.
We went the other way. Mold in this region is not an occasional emergency; it is a steady, year-round condition produced by clay soils, freeze-thaw winters, spring melt, humid summers, and a housing stock full of pre-1980 basements that were finished decades after they were built. Doing one thing in a market that generates that much of it means we recognise the patterns — the horizontal growth line that means a block wall under hydrostatic pressure, the north-slope attic staining that means a fan venting into the attic, the cove-joint seepage that means drainage rather than sealing.
That is the whole argument for specialisation. It is not that generalists cannot do the work. It is that diagnosis is most of the value, and diagnosis comes from repetition.
What we do not claim
This site does not carry customer reviews, star ratings, testimonials, awards, or a years-in-business figure. That is deliberate, and we have written about it on our reviews page. In an industry where fear and fabricated social proof are the two easiest things to sell, we would rather earn trust from published pricing, thorough answers, and telling you when you do not need us.
We also do not tell people that black mold will kill their family. It is a genuine health concern that should be removed properly and promptly, and the severe systemic illnesses widely attributed to it are not well supported by evidence. Do you do the rebuild as well as the remediation?
Remediation is our scope — removing the mold and contaminated material, correcting or documenting the water source, and confirming the space is clear. Rebuild is quoted separately, and you are free to use your own contractor for it. We will tell you honestly when doing that yourself would cost less.
What standard do you work to?
The IICRC S520 standard, which is the industry reference document for professional mold remediation. In practice that means sealed containment, HEPA negative-air filtration, physical removal of mold-damaged porous material rather than surface treatment, antimicrobial treatment of what stays, and detailed HEPA cleaning before containment comes down.
Why do you recommend a third party for clearance testing?
Because a company grading its own homework has an obvious conflict. An independent clearance result carries more weight with an insurer, a buyer, or a landlord than a self-certified one, and it means the verification is genuinely a check rather than a formality.
Will you tell me if I do not need remediation?
Yes, and it happens regularly. Surface mildew on bathroom tile needs a cloth and a working extractor fan, not a contractor. Humidity-driven growth in a finished basement is often solved by a dehumidifier. We would rather tell you that than sell you a containment you do not need.
