How to Tell If You Have Mold: A 20-Minute Self-Check

You can usually tell in about twenty minutes. Walk the house after being out for a few hours so your nose is reset, check the four places mold almost always starts, buy a $15 hygrometer to see whether humidity is running above 60%, and note any water event in the past year. If you get a musty smell with nothing visible, or humidity consistently above 60%, you likely have a problem you cannot see — and that is the point at which equipment beats guessing.

Step 1 — Reset your nose, then walk the house

You acclimate to smells you live with, which is why visitors notice a musty basement that the owner does not. Go out for a few hours, come back, and walk the house immediately with the doors closed — before you open windows or start moving air.

Pay attention at the bottom of the basement stairs, inside closets, behind furniture on exterior walls, and in any room that gets less use. Smell concentrates where air is still. A damp, earthy, wet-cardboard smell is microbial activity, and it usually precedes anything visible by a long way.

Step 2 — Check the four places it starts

You do not need to survey the whole house. In this region, the overwhelming majority of what we find is in one of four places.

  1. The basement perimeter. Walk the full outside wall, low down. Look at the cove joint where the wall meets the floor, and behind anything stored against a wall. Check for staining, white crystalline efflorescence, and a damp feel to the block or stone.
  2. Under every sink and behind appliances. Kitchen, bathrooms, water heater, washing machine, dishwasher. Slow supply-line and drain leaks run for months unnoticed and are the single most common hidden source in a house.
  3. The attic hatch. Open it and look at the underside of the roof deck with a torch, especially the north-facing slope. Dark staining there is condensation from a ventilation problem, and it is extremely common locally.
  4. Bathrooms. Grout, caulk, the ceiling above the shower, and the window frame. Also check whether the fan actually pulls — hold a square of tissue to it; if it does not hold, the fan is not doing anything.

Step 3 — Buy the $15 tool

A hygrometer is the highest-value diagnostic available to a homeowner, and almost nobody has one. Put it in the basement and leave it a few days.

This matters because a large share of finished-basement mold has no leak behind it at all. If your reading is over 60%, you may have found your cause for the price of lunch.

Step 4 — Check your water history

Any of these in the last twelve months is reason to look even if nothing is visible: a burst or frozen pipe, an appliance overflow, a roof or ice-dam leak, basement seepage after heavy rain or spring melt, a sump pump failure, or a bathroom overflow.

The relevant question is not whether it happened but how fast it dried. Material that stayed wet beyond 24 to 48 hours very likely colonized. If it was inside a wall or under flooring, nothing about that will be visible from inside the room.

Step 5 — Watch the health pattern

Ask whether anyone in the household has congestion, coughing, itchy eyes, or headaches that ease within a day of leaving the house and return within hours of coming back. That pattern points at the building rather than at a virus or seasonal allergy.

It indicates something in the building, not necessarily mold, and it is not a diagnosis — if symptoms are significant that is a conversation with a doctor. What it is good for is telling you the search is worth doing.

When to stop looking and call someone

The honest limit of a self-check is that you cannot see inside a wall. If you have a musty smell with no visible source, if the affected area is bigger than a few square feet, if it keeps returning after cleaning, or if you cannot work out where the water is coming from, you have reached the point where equipment does what looking cannot.

Without equipment you can only note the indirect signs: musty smell in that area, staining, bubbling paint, soft drywall, and any leak history. Moisture meters read dampness through the surface and thermal imaging shows the cold signature of wet material inside the cavity, which is how it gets located without cutting.
