Crawl space mold grows on floor joists and subfloor because the space below has bare soil, high humidity, and poor air movement — and because air moves upward out of a crawl space into the living area, what grows down there does not stay down there. The stack effect, and why crawl space mold matters upstairs
Warm air rises and leaves a building through its upper levels, which pulls replacement air in from the lowest point. In a house over a crawl space, that lowest point is the crawl space. A meaningful fraction of the air you breathe on the first floor entered through it.
That is the whole reason crawl space mold is worth taking seriously despite being somewhere nobody goes. It is not a sealed compartment. It is the intake.
Bare soil is the source
A dirt-floor crawl space evaporates a substantial amount of water into the air continuously — soil is never dry at that depth in this region, and the moisture has nowhere to go but up into the wood above it.
The traditional answer was vented crawl spaces, on the theory that outside air would carry the moisture away. In a humid continental climate that reasoning fails badly in summer: warm humid outside air entering a cool crawl space raises the relative humidity rather than lowering it, and condenses on the cold surfaces. Rochester summers are exactly the conditions where venting makes it worse.
The current approach is the opposite — seal it. A sealed and conditioned crawl space with a vapor barrier over the soil and up the walls, with the vents closed and a dehumidifier or a supply of conditioned air, stays dry. It also usually reduces heating cost, because you are no longer conditioning a floor above outdoor air.
What removal involves
Access is what makes crawl space work slower and more expensive than the equivalent square footage anywhere else. Everything is done lying down, in confined space, and every bag of debris comes out the way the crew went in.
The work itself is: remove any contaminated stored material and wet insulation from the joist bays, HEPA vacuum the joists and subfloor, abrasively remove surface growth from the wood, treat with an antimicrobial, then install the vapor barrier and address the moisture. Insulation that fell out of the bays — which is common, because wet fibreglass loses its grip — is replaced.
Where a crawl space has standing water rather than damp soil, drainage comes first. A vapor barrier over standing water accomplishes nothing.
What a proper vapor barrier looks like
Not a sheet of builder plastic laid loose over the dirt. A vapor barrier that works is a heavy-mil reinforced liner covering the entire soil surface, overlapped and seam-taped, run up the foundation walls and mechanically fastened, and sealed around piers and penetrations. In an encapsulation it terminates at a termite inspection gap below the sill.
Cost difference between the two versions is a few hundred dollars. Performance difference is the entire point of the job.
